Inspection & Findings
During the initial inspection, multiple potential entry points were identified along lower wall sections, utility penetrations, and framing gaps. Basement areas near mechanical equipment and stored items showed conditions conducive to rodent travel and nesting.
Photos taken during the visit show bait stations positioned along wall edges, gaps at lower framing sections, and utility lines entering through foundation areas. These features are consistent with common mouse access routes.
Cause Analysis
Mouse activity was likely due to accessible exterior-to-interior gaps at foundation and service entry points combined with sheltered basement conditions. Older framing transitions and utility penetrations can allow mice to enter if not sealed. Without exclusion work, these access points remain available for reinfestation.
Treatment / Removal
On the first visit, our licensed exterminator applied a mouse treatment in accordance with Ontario Ministry of the Environment guidelines. Tamper-resistant bait stations containing commercial-grade rodenticide were placed in areas of documented activity and along known travel paths. Stations were positioned to limit non-target access and allow for ongoing monitoring.
The technician, Grant, also documented all visible entry points and provided recommendations for exclusion work. The homeowner did not proceed with exclusion at that time.
Exclusion & Repairs
Exclusion was recommended following the initial inspection due to the number of accessible entry points identified. No exclusion or structural sealing was completed during the initial visit or subsequent return visit.
Outcome & Confirmation
A return visit was completed the following year after renewed mouse activity was reported, consistent with unresolved access points. Treatment was re-established and monitored.
On the third visit, the homeowner reported no further mouse activity in the basement. Inspection findings at that time supported the absence of active signs within treated areas.
Technician Notes
Rodent activity responded to treatment, but recurrence occurred due to lack of exclusion. Final follow-up confirmed no reported activity at the time of service completion.
